Housing Manager - P/T or F/T opportunity 

We are currently looking for a Operations Manager to deliver an effective and resident focused housing management service, and assist with providing a responsive repairs and maintenance service. This person will be managing a small staff team, and work towards maximising rental income, effectively communicating with residents, proactively encouraging involvement and consult on relevant issues.

Salary: £36-40k pro rata depending on experience and qualifications (inc Car allowance)

Skills we're looking for:
- Experience in Housing Management and maintenance either with a Local Authority or a registered social landlord, an understanding of housing legislation and practice is essential.
- You should have excellent communication skills, be able to prioritise a busy workload and show commitment and professionalism towards the role.
- Someone with a passion for customer service and an organised but creative problem-solving approach would be ideal.
- You will be expected to work on your own initiative and as part of a team.
- Have excellent IT skills with intermediate Microsoft Office ability.
- You must possess a full UK driving license and your own car
- This role is also subject to a satisfactory DBS check

Main responsibilities include:
- Administering the lettings policy, including visiting applicants, liaising with local authorities and other referral agencies, signing up new tenants and providing tenancy support including settling in and follow up visits.
- Preparing quarterly reports for the Board and Board Committees in accordance with targets, and maintaining statistical and performance records.
- Assisting with preparing service charge budgets and rent setting
- Maximising rental income, maintaining the lowest possible level of arrears. Monitoring regularly to identify those who are failing to pay, visit and provide support and assistance where appropriate. Take prompt action, serve notices where appropriate, and attend court. 
- Ensuring that tenant disputes and allegations of anti-social behaviour are recorded and resolved
- Dealing with complaints following the complaints procedure aiming for a swift resolution.
- Ensuring tenancy conditions are adhered to
- Ensuring tenants are aware of housing and other benefits, and signpost them to other specialist services if required. Establishing contacts with appropriate agencies
- Ensure properties are maintained to the required standard of repair and appearance of estates is maintained, including gardening, cleaning and caretaking
- Carry out pre void and post void inspections
- Actively promoting, assisting and encouraging resident involvement including meetings, forums and estate walk-abouts, and attending meetings as Greenoak’s representative where appropriate
- Ensuring that leasehold properties are managed according to current legislation
- Supervising the support services to a small number of older residents supervising staff assisting with support services.
- Lead, support and develop staff who report to the you and carry out regular one to ones and annual appraisals

- Working in a safe manner and help to promote safe working practices. Be responsible for Health and Safety at each of the flatted schemes and ensure staff working on those schemes comply with health and safety procedures and legislation.
